Biltmore Forest is an affluent town in Buncombe County, North Carolina, United States. The population was 1,440 at the 2000 census.

Geography

Biltmore Forest is located at 35°32′16″N, 82°32′24″W (35.537884, -82.539882)[3].

According to the United States Census Bureau, the town has a total area of 2.9 square miles (7.5 km²), all of it land.

Demographics

As of the census[1] of 2000, there were 1,440 people, 588 households, and 456 families residing in the town. The population density was 494.5 people per square mile (191.1/km²). There were 653 housing units at an average density of 224.2/sq mi (86.6/km²). The racial makeup of the town was 99.24% White, 0.35% Native American, 0.14% Asian, 0.07% from other races, and 0.21% from two or more races. Hispanic or Latino of any race were 0.14% of the population.

There were 588 households out of which 29.3% had children under the age of 18 living with them, 72.8% were married couples living together, 3.4% had a female householder with no husband present, and 22.4% were non-families. 20.7% of all households were made up of individuals and 12.1% had someone living alone who was 65 years of age or older. The average household size was 2.45 and the average family size was 2.83.

In the town the population was spread out with 23.2% under the age of 18, 3.1% from 18 to 24, 16.5% from 25 to 44, 36.1% from 45 to 64, and 21.2% who were 65 years of age or older. The median age was 49 years. For every 100 females there were 94.1 males. For every 100 females age 18 and over, there were 88.7 males.

The median income for a household in the town was $119,526, and the median income for a family was $152,654. Males had a median income of $100,000 versus $38,750 for females. The per capita income for the town was $85,044. About 0.4% of families and 0.8% of the population were below the poverty line, including 0.6% of those under age 18 and none of those age 65 or over. Biltmore Forest has the highest per capita income of any city or town with over 1,000 inhabitants in North Carolina.

History

In 1916, there was a substantial flood in Asheville, North Carolina that caused significant damage to portions of the estate. The decision was made to sell off some land to lessen the upkeep and tax burden on the Biltmore Company.

The land was sold and the town was chartered in 1923. The first houses were built on White Oak Road.

In 1929, Asheville, North Carolina annexed a portion of Biltmore Forest, but that action was reversed by an act of the North Carolina legislature in 1935.
