As of the census[1] of 2000, there were 4,683 people, 2,213 households, and 1,263 families residing in the city. The population density was 2,413.1 people per square mile (932.0/km²). The average household size was 2.12 and the average family size was 2.57.

In the city the population was spread out with 15.4% under the age of 18, 11.0% from 18 to 24, 26.2% from 25 to 44, 27.5% from 45 to 64, and 19.9% who were 65 years of age or older. In 2000, the Median House Value in St. Augustine Beach was $153,000, although this has increased dramatically in the past 5 years as St. Johns County experiences some of the most pronounced per-capita population growth in the entire US (9th in total percentage growth in 2005 for all US counties, with the border county to the south, Flagler County, being #1 for per-capita growth for the US) Since 2000, the typical benchmark price for a house within the St. Augustine Beach limits starts at $225,000 for a very modest inland fixer-upper starter home, going up into the millions for direct ocean frontage. While this is a very sharp increase over house prices of the recent past, it is still considered to be very affordable by the pricing standards set by other equally desirable oceanside FL communities, where a home might sell for two to three times the price of a comparable home in St. Augustine Beach.
