Oak View is a census-designated place (CDP) in Ventura County, California, United States. The population was 4,199 at the 2000 census.

In close proximity to several historic surrounding towns, such as Ojai, Fillmore, and Santa Paula, Oak View is an area recently selected by many people looking for a place close to the Ventura and its shoreline, while having quick access to the resort town of Ojai. Recent real estate market analysis showed Oak View to be one of the fastest appreciating towns in America (New York Times).

Although the coffee shops, diners, grocery marts, and other buildings along Highway 33 running through town could use some coordinated design (the Oak View Civic Council is working to that end), many of the surrounding neighborhoods offer a quiet, rustic feel, akin to camping out.

Geography

Oak View is located at 34°23′51″N, 119°18′0″W (34.397416, -119.300127)[1].

According to the United States Census Bureau, the CDP has a total area of 2.0 square miles (5.1 km²), all of it land.

Demographics

As of the census[2] of 2000, there were 4,199 people, 1,430 households, and 1,069 families residing in the CDP. The population density was 2,153.6 people per square mile (831.4/km²). There were 1,466 housing units at an average density of 751.9/sq mi (290.3/km²). The racial makeup of the CDP was 85.57% White, 0.57% African American, 1.67% Native American, 0.90% Asian, 0.05% Pacific Islander, 8.31% from other races, and 2.93% from two or more races. Hispanic or Latino of any race were 19.50% of the population.

There were 1,430 households out of which 37.8% had children under the age of 18 living with them, 60.3% were married couples living together, 9.2% had a female householder with no husband present, and 25.2% were non-families. 16.6% of all households were made up of individuals and 5.1% had someone living alone who was 65 years of age or older. The average household size was 2.94 and the average family size was 3.31.

In the CDP the population was spread out with 28.0% under the age of 18, 8.4% from 18 to 24, 30.7% from 25 to 44, 24.6% from 45 to 64, and 8.3% who were 65 years of age or older. The median age was 36 years. For every 100 females there were 98.3 males. For every 100 females age 18 and over, there were 99.5 males.

The median income for a household in the CDP was $56,786, and the median income for a family was $61,613. Males had a median income of $48,750 versus $39,554 for females. The per capita income for the CDP was $25,534. About 5.3% of families and 6.0% of the population were below the poverty line, including 6.1% of those under age 18 and 9.5% of those age 65 or over.
